Rental electrical safety checks in Victoria: a landlord’s plain-English checklist

Victorian rental providers have electrical and smoke alarm safety duties, and the rules have been changing. This guide covers the practical side: what a check involves and how to prepare. Always confirm current requirements with Consumer Affairs Victoria, as the rules are set by them and not by us.

What gets checked

A rental electrical safety check looks at whether the installation is safe for tenants. The electrician inspects and tests rather than just looking.

  • Switchboard condition and labelling
  • Safety switches (RCDs) present and tripping correctly
  • Visible condition of power points, switches and fittings
  • Signs of overheating, damage or unsafe DIY work
  • Smoke alarms present, working and in date

Before the electrician arrives

A little preparation avoids a second visit.

  • Confirm access with your tenant or property manager
  • Clear access to the switchboard
  • Gather any previous electrical reports or certificates
  • Note any faults the tenant has reported

What happens if something fails

Aaron gives you a clear quote for each item before any repair work starts. With your approval, many fixes can be done during the same visit, and you receive the updated record afterwards.

Keep your records

Keep every report and invoice together for each property. They are useful for your agent, your insurer and any future sale.
